Co Kildare: from €1.01mThe final phase of houses built in the grounds of the Carton estate in Co Kildare go on sale this weekend with prices starting at just over €1 million for four-bedroom houses.

A total of 120 houses are being built in the 1,070-acre estate centred on Carton House, one of the finest country houses in Ireland.

Located just outside Maynooth, 15 miles from Dublin city centre, the walled estate has two championship golf courses and the Carton House Hotel, which is linked to the 18th century house.

The new lodge-style houses, which are being built on various sites along the golf course and through woodland close to the hotel, have attracted a wide range of buyers, since they first went on sale 18 months ago.

Susan Kirk of the selling agents Coonan Real Estate Alliance says about 85 per cent of buyers are owner occupiers rather than investors. "The profile of purchasers to date is a well -balanced mix of families, couples downsizing and singles, golfers and non-golfers alike," she said. "A nice sense of community is developing due to the majority of permanent residents. The woodland setting along with miles of walks through the estate provides safe natural surroundings in which to bring up children. That sets it apart from other residential developments on the outskirts of Dublin."

There are 15 houses fors sale in this last phase, including three different house types, with prices ranging up to €2.5 million. Four-bedroom semi detached houses with around 185sq m (1,987sq ft) of living space start at €1.01 million.

Larger 257sq m (2,771sq ft) detached houses which include a basement are also on offer starting from €1.43 million, while the most expensive home, a six- bedroom 352sq m (3,786sq ft) detached house with lake views costs €2 million to €2.5 million, depending on location. The price includes membership of the golf courses.
