The last 109 houses at Riverwood, a cul-de-sac development of three-bedroom and four-bedroom houses, goes on show this weekend at Carpenterstown Road, Castle knock, Dublin 15. Leahy Property Consultants is handling sales. There will be 49 four-bedroom and 60 three-bedroom houses available from £139,000.
This final phase will complete one of the most successful large developments in the Castleknock area in recent years. Builder Castlethorn Construction pioneered the concept of the "Surrey-style" layout in this country, a design which minimises through traffic and improves safety for children. The sameness of long rows of houses is avoided and many builders have adopted this layout. There will be over 600 houses in Riverwood when the entire scheme is completed next April. Most of the units on sale this weekend will be ready for occupation by November. An attractive feature of the scheme is the mix of house styles - five in all - which are randomly situated around the development.
Some of the houses are half brick and rendered, some full brick and there is an assortment of roof lines. Many have box bay windows and the larger houses are double-fronted. A few houses on bigger plots or corner sites will carry a premium of £1,000 to £2,000 above the standard price.
The smallest, The Lambourne, a three-bedroom home with 980 sq ft costs from £139,000. It has a sittingroom, kitchen/ diningroom and downstairs cloakroom, with three bedrooms and a bathroom upstairs. The larger Shackleton three-bed has 1,050 sq ft and is priced at £144,000. The largest three-bed, The Laidlaw, has 1,140 sq ft and costs £144,000. The accommodation comprises a sittingroom with double doors from the hall, a diningroom and an extended kitchen/breakfastroom with a utility room. Upstairs, the bathroom has been located at the front of the house, making room for three good-sized bedrooms.
There are two different styles of four-bedroom house. The Somerton is a roomy 1,320 sq ft house priced at £165,000. The bedrooms are large, with the main one en suite. Top of the range is The Iveagh, an imaginatively-designed wide fronted house of 1,340 sq ft costing £180,000.
