Kilmacanogue: from €775,000The last 14 detached houses go on sale this weekend in phase two at Rocky Valley Crescent, an upmarket residential development at Kilmacanogue, Co Wicklow. Hamilton Osborne King will be opening show houses on Saturday and Sunday.

All 32 houses in this development are detached and substantial, with a choice of one-off designs. Prices range from €775,000 for one three-bedroom house, up to €2 million for the six-bedroom fully-furnished showhouse.

Most houses are from €1.3-€1.6 million for 232-400sq m (2,500-4,300sq ft) of living space.

Section 5 of Wicklow County Council Planning Conditions rules that only those living or working in Co Wicklow are eligible to buy into this scheme. Some exceptions may be made in cases where people are originally from the area or have family connections, according to the selling agent.

This project is by Laragan Homes and the Hanly Group, developers and technology experts who have installed wiring for the latest network and entertainment system in the Rocky Valley houses. Architects are A&L Consultants and O'Mahony Pike.

Buyers have a choice of kitchens, bathrooms, tiling, fireplace and paint colours, with a palette of six shades to decide from.

Some houses have detached garages and the houses stand on plots of up to three-quarters of an acre. A full range of Kupperbosch appliances, including wine fridge and coffee-maker, are included in the price.

The gardens come fully landscaped, with cobblelocked drives. Completions are expected from October this year to the end of March 2007. Two-bedroom apartments of 93sq m (1,000sq ft) in a lodge-style building will be released for sale in October next, signalling the end of the construction phase at Rocky Valley Crescent. Annual management charges are expected to be from €750 to €1,000.
