Co Dublin: One of the largest houses in the Clonfadda wood development on Mount Merrion is on the market with a €1.2m guide, writes Orna Mulcahy
Built six years ago, the Clonfadda Wood development of large, detached houses and apartments on Mount Merrion Avenue, Blackrock, has high trees all around maturing nicely to suit its name.
Number 2, for sale through Sherry FitzGerald and with a guide price of €1.2 million, is in many ways a gem of its kind: well proportioned, filled with light and in mint condition. It will be auctioned on October 8th.
With a floor space of 218 sq m (2,350 sq ft), 2 Clonfadda Wood is one of the largest houses in the development. It has four bedroms (the main one en suite), four reception rooms, a kitchen/breakfastroom, guest toilet, family bathroom and utility. Curtains, carpets and the considerable fittings - such as those in the kitchen - will remain as part of the sale.
The facade has a redbrick, sandstone finish and the sizeable entrance hall has a sweep of stairs upwards, light from windows to either side of the door and a further, great pool of light spilling from a deep Velux over the landing.
The yellow painted livingroom has a white marble surround fireplace with gas fire and polished oak floor - the floors in the diningroom, entrance hallway and upstairs landing are also of oak.
A door leads to the conservatory where the redbrick of the house facade makes for an attractive wall on two sides. The floor is carpeted but underneath there is Portuguese sandstone tiling.
The peach coloured ceramic floor tiling in the Shaker fitted kitchen/breakfastroom has a decorative tile detail surrounding the centre aisle. The extensive worktops are in dark, polished granite, a window by the sink overlooks the rear garden and double glass doors lead from the breakfastroom area into the garden.
There are three fridges, including a fridge freezer, and an integrated Neff stainless steel oven, microwave and electric hob. A corner cabinet has hanging space for coats and the like and in the utility room there is a tiled floor and fitted units.
The diningroom has a mahogany, gas-fired fireplace and double doors leading to the conservatory. A study, to the front off the hall, has an attractively grained, double, solid walnut floor.
The guest toilet on this floor is in shades of pink with dusty-pink tiled walls and marble floor. It has a wash-hand basin and toilet.
The first floor landing is L -shaped and leads to the bedrooms, hotpress with storage and attic overhead and family bathroom. The latter has a pinky-cream ceramic tiled floor and walls, bath with separate shower, toilet and wash-hand basin.
Two leaded glass windows overlook the front of the house. In the main bedroom there's a laminated floor, window to the front and small sitting/dressing nook leading to the walk-in wardrobe and en suite.
This last has a shower, bidet, wash-hand basin, toilet and heated towel radiator/rail.
A second bedroom overlooks the rear garden and a third has a window to the front as well as built-in wardrobes.
The fourth blue carpeted boy's bedroom has built in wardrobes and a window to the front.
A much-loved southwest facing garden has been tenderly cared for and given nightlights, a waterfeature, corner shed and a great many healthy shrubs, plants and evergreens.
A patio between the garden and house is covered in Liscannor slate and granite steps lead from one to the other.
