Dunshaughlin/€2.475m: Cedar House is a designer home down to the Italian kitchen and grass sculptures in the garden. Kate McMorrow reports
A striking contemporary house in Co Meath with 22.5 acres is asking €2.475 million by private treaty through McPeake Auctioneers. The garden, designed by Chelsea gold medal winner Mary Reynolds, is a strong selling point and the superb furniture and fittings are included in the price tag.
Cedar House is in Greenpark, an unspoiled rural location near Dunshaughlin and Skyrne and a few minutes' drive from Ratoath. The presence of a paddock with separate entrance suggests interest from families wanting to graze a horse or two and there is plenty of room to build stables, subject to planning.
Architect Gerry Larkin of Gardiner Architects was responsible for the design of the 362sq m (4,000sq ft) five-bedroom house, which was built about five years ago to an exacting specification. The brick and white render exterior is broken up by steep angled rooflines and tall timber windows, which provide good natural light and views over the landscaped grounds.
Materials were imported from around the world in the fitting out of Cedar House, including iroko teak from Africa and marble tiles from Italy. The teak glass-panelled front door opens into a tiled lobby with a cloakroom, leading to a main hall with a double staircase.
A huge bright sittingroom with a 'Black Afron' timber floor has floor-to-ceiling corner windows, a massive contemporary fireplace and sliding doors to a south-facing deck. A glass partition swivels back to reveal the kitchen-cum-breakfastroom, creating one large room for entertaining.
Like the rest of the interior, the kitchen is state-of-the-art. Italian units with timber worktops include an island butcher block with granite worktop, dual gas/electric oven with five-ring hob and all electrical appliances such as a coffee maker and American-style fridge-freezer. Sliding doors open to a sunroom and the timber deck. An adjoining utility room is fitted out for laundry use.
There is also a family sittingroom with a fireplace, an office with tiled floor, a control centre for a CCTV security system and a guest toilet. A double garage leads to a rear courtyard.
Off the galleried landing are five bedrooms, a gymnasium, three en suites and a glamorous family bathroom. The main bedroom is carpeted, with a walk-in wardrobe, en suite bathroom with Jacuzzi bath, marble-tiled walls, twin wash-hand basins and a separate shower room. A door opens onto a decked balcony.
The gym also opens to a timber decked balcony. Bedroom two has a large corner window and en suite shower room, while a third double room includes an en suite shower and access to a decked balcony. Two smaller rooms complete the bedroom accommodation at Cedar House.
Mary Reynolds, winner at the 2002 Chelsea Flower Show, designed the gardens to blend with the surrounding countryside. Large cedar-decked and paved areas are interspersed with grass sculptures. Formal and informal lawns are edged with colourful borders while beech hedging encloses an orchard. Mature beech and chestnut trees provide privacy.
The lands are laid out in four divisions, and include a large field to the east of the house with a second entrance off the road.
