THE entire first phase of Park West Business Park in west Dublin is committed following the completion of 18 deals since December last. The 150-acre park is strategically located close to the interchange of the M50 ring road and the Naas road. Almost 400,000 square feet of industrial and warehousing space will be developed in the first phase covering about 30 acres of the site.

A distribution facility of over 70,000 square feet is nearing completion for Silkmore Ltd and work is also well advanced on a 10,000-square-foot unit for All in All Food Ingredients Ltd. Other companies which have also agreed purchase terms are Oasis Industries, Architectural and Metal Services, John Joe Fleming Transport, Samora Motor Parts and Wren Water Homes.

Joint agents Lambert Smith Hampton and Palmer McCormack are shortly to announce a number of other deals at Park West, which is controlled by property developers Pat Doherty and Gerry Maguire.

The owners along with the Office of Public Works are upgrading the Grand Canal, which forms one of the boundaries to the bite. The Cherry Orchard railway station located on the northern boundary is also being upgraded to cater for workers based in the park.

The promoters are currently building a cluster of small units with between 3,000 and 5,000 square feet on a speculative basis. They will be completed in July. Larger buildings of 10,000 to 40,000 square feet will also be available before the summer. The price range will be between £55 and £60, depending on size and specification.
