Everything about this fine house is grand in scale and intention, from its classic period look to the well-maintained gardens

The couple who own 72 Park Avenue in Sandymount, Dublin 4, have lived there for 30 years and have raised a large family there. Now they want to move to a smaller place.

Although they say they will be very sad to leave, at 345sq m (3,714sq ft) the house is a big commitment for two people.

Number 72 is one of the grand detached redbricks at the Sydney Parade Avenue end of this long leafy residential avenue and has numerous rooms over three levels and a 40m (132ft) back garden.

Everything about this house is grand in scale, even the asking price which is €3.175 million – a reflection of the way prices are heading in some south Dublin suburbs.

From the front, the house cuts a dash with wisteria over the stained glass front door and cherry blossom trees either side of the entrance gate .

The interior is an interesting mix of formal and homely. The diningroom is one of the formal rooms and looks as though it awaits an important banquet, with striped wallpaper and dark wood antique furniture.

The look is classical – dated only slightly by the recessed arched shelves either side of the feature wall.

The drawingroom , overlooking the back garden, is the most impressive room in the house. It is a big stylish space with an ornate marble fireplace and a high ceiling with gold-leaf egg and dart cornicing.

Moreover, a striking feature about this room is the sense of space and elegance and the views through a large window out to the back garden.

There’s also a third smaller comfy sitting room that acts as a family room as opposed to the more formal reception rooms. The French doors at the end of the entrance hall are a nice feature that brighten up the space and provide an immediate view of the garden.
