Dublin 7: €725,000A Grangegorman house built for hospital staff is in a good spot, writes Property Editor Orna Mulcahy
With plans about to be unveiled for the new DIT campus on the former Grangegorman hospital complex, the sale of a three-bedroom Edwardian house on Grangegorman Road could be prove an nice investment.
The road, which currently links Brunswick Street to the NCR, is destined to be a cul-de-sac when the new development goes ahead and the house will be surrounded by the campus.
Grangegorman Villas is a pretty terrace of early 20th century houses built for nurses and staff of the hospital as part of the Richmond Lunatic Asylum Act.
Number 10 is one of the larger end-of-terrace houses with a small front garden and a 40ft back garden that overlooks the old Grangegorman buildings and has distant views of the Spire. It's for sale through local agents Fitz-gerald Chambers with an asking price of €725,000.
The owner is currently building a contemporary three storey house next door, so number 10 will become a terrraced house, rather than a semi-d.
It's a pretty two-storey house that has been nicely refurbished with many of its original features intact. The ground floor has a good-sized livingroom to the front with an antique fireplace and bay window. The floors are all varnished pine.
The kitchen is a simple handcrafted pine affair. There is a sizeable diningroom with sliding patio doors to a decked area. It's a great house for summer parties and eating outdoors. It is not overlooked.
Upstairs are three bedrooms; two are doubles while the third is used as an office. Every room is wired for everything: computer, telephone and television. There is a balcony door in the main bedroom with a decked balcony overlooking the back garden. The shops and cafés of Stoneybatter are a short walk away as is Smithfield and the Luas.
