Co Clare: €600,000 Perched on the edge of the Atlantic ocean, yet near enough to Liscannor, Co Clare, to walk over for the morning newspaper, Seacliff has most things you would look for in a seaside hideaway.
Sherry FitzGerald McMahon of Ennis is guiding €600,000 prior to auction on the September 9th for this 121 sq m (1,300 sq ft) four-bedroom house, which comes with full planning for a 120 sq m (1,290 sq ft) extension. A three-bedroom house in Liscannor with distant sea views achieved €650,000 a few months ago, so Seacliff will probably do better than expected on the day.
The house is on the coast road from Liscannor to the Cliffs of Moher in the townland of Clahane, where properties stand on at least half an acre and seclusion is a priority. The owners, a Clare family, bought the house over 30 years ago shortly after it was built. It was a holiday home for a couple of decades until the family moved in permanently in the early 1990s.
The owners swim every morning off the stony beach across the road. From the rear windows and the garden, there are 180° views over Liscannor Bay and the ocean. The house is extremely well looked after, with a pretty cottage-style interior and half an acre of gardens which make the most of the seaside location. Felt cladding on the roof could be remedied when the extension is built.
The main entrance is through a conservatory porch which opens to a Liscannor stone terrace. Soft neutral tones and ceiling beams throughout create an attractive country cottage look which would please most viewers.
Open-plan and with pine rafters, the bright L-shaped sitting/diningroom has three double doors opening to the garden. There is a Liscannor stone fireplace and a dining area which can seat up to 10. Chinese slate is laid on the kitchen floor and a Rangemaster cooker uses gas and electricity. Bedroom one is a good size, with built-in wardrobes, an en suite shower room, sea views and doors to a terrace. A smaller double room, timber panelled, also has an en suite shower.
Two children's bedrooms have built-in bunk beds and tiled floors. Half-acre gardens with terraces and lawns are enclosed by Liscannor stone walls.
