Baldoyle: from €490,000Four-bedroom houses and three and four-bed duplexes go on sale this weekend in Baldoyle, Dublin 13.

A Kingscroft Developments project, Turnberry Square is a small infill scheme off Warrenhouse Road, within walking distance of Baldoyle village and Sutton Cross and about eight miles from the city centre.

The site is part of the existing Turnberry estate of large family houses which were built over the past decade. Duplexes are on sale for the first time at this development, while most of the houses and two-bedroom apartments were marketed in an earlier phase.

A showhouse will open for viewing at 1pm on Saturday at Turnberry Square, when selling agent Hamilton Osborne King will be taking bookings for 15 units, out of 44 in the entire development.

Prices start at €490,000 for six three-bed duplexes of 110sq m (1,184sq ft). One four-bedroom duplex unit of 121sq m (1,302sq ft) has a €565,000 price tag. The last six four-bedroom semi-detached houses of 129sq m (1,389sq ft) cost from €490,000.

The duplexes are at first floor level, above two-bedroom apartments. Downstairs, the living area has a separate sittingroom and kitchen, with French doors opening to a balcony and plenty of window space. There is useful storage under the staircase and a downstairs toilet. Kitchen appliances are included.

A bathroom, main bedroom with en suite bathroom, a second double bedroom and one single bedroom are on the next level.

The showhouse on view is a four-bedroom semi-detached house with small front patch and small enclosed back garden. These are brick-faced and traditional in style, with a front sittingroom with fireplace off the entrance hall. Oak double doors open to a separate dining area and bright extended kitchen with contemporary units.

Upstairs, a good-sized main bedroom has an en suite shower room and smart ivory-painted wardrobes. All four bedrooms come with fitted wardrobes. Back gardens come levelled and seeded.

Construction is well advanced and completions are expected to begin in April for this phase at Turnberry Square. A member of the Abbey plc Group, Kingscroft Developments has a strong track record of building in Meath, Kildare, Wicklow and Laois, with Summerseat Manor in Clonee among more recent projects.
