A new phase in the development of four-bedroom houses and dormer bungalows on the Kelly's Bay site at Skerries, County Dublin, is aimed at families trading up from smaller houses in the north city suburbs.
There are 30 four-bedroom semi-detached houses and 12 four-bedroom dormer bungalows on offer this weekend, out of a total of 250 units in the entire development.
Prices start at £172,500, according to selling agent Ronan O'Driscoll of Hamilton Osborne King, and the first houses will be ready for occupation in July. Kelly's Bay is within walking distance of the centre of Skerries and is minutes from the coast. Some of the dormer houses for sale have sea views. Hamilton Osborne King will be taking bookings at two showhouses on view on the site this weekend.
High Park Developments, which built Efferknock Manor at Trim and Parkview at Swords, is one of three separate companies with schemes at Kelly's Bay. Last month a scheme of townhouses and apartments by Tower Homes attracted brisk sales from first-time buyers.
The use of different builders means there is a welcome lack of uniformity on the Kelly's Bay site. The houses for sale this weekend are pale yellow render to the outside, with a tiled overhang and bay window to the front.
The four-bedroom semis of 1,300 sq ft have a traditional interior layout, with interconnecting sittingrooms and diningrooms and a large kitchen/ breakfastroom with adjacent utility. There is also a downstairs lavatory. Upstairs, two bedrooms are double and two single, three have fitted wardrobes and the main room is en suite.
The four-bedroom dormer bungalows are slightly larger at 1,350 sq ft and priced from £195,000. These have a similar interior layout to the more conventional semi-detached house, but with more unusual dormer windows in the bedrooms. All the units for sale have doors out from the diningroom to a patio and a fenced garden at the rear.
