The generous proportions of the apartments at Larch Hill - a new £50 million (€63.5m) apartment development off the Oscar Traynor Road in Dublin 17 is likely to appeal strongly to prospective buyers.

The development backs on to a large playing field but is surrounded by high walls and towering mature trees, giving it a degree of privacy.

The first 20 apartments are going on sale through Hooke & MacDonald with prices starting at £135,000 (€171,450) for the one-bedroom units.

Situated near the boundaries of Santry and Coolock, construction of the first phase of one and two bedroom apartments and three bedroom duplex units is at an advanced stage and apartments should be ready for occupation by next month, according to the agents.

Named Larch Hill after the period house that stands on part of its grounds, the development is close to Northside Shopping Centre and within a short drive of the Omni Park shopping centre and cinemas in Santry and to both Clonshaugh and Airways industrial estates.

Barina Construction is developing a total of 300 units in several courtyard clusters. The blocks are a mix of two and three storeys with a part yellow brick/part yellow rendered finish and are surrounded by lawned areas, shrubbery and winding pathways.

The one-bedroom units have own-door entrances and are situated on the ground floor of each of the blocks. The fact that they have only tiny entrance hallways means that most of their 630 sq ft is used as living space. The sittingroom is large with a double-glazed, timber-framed window overlooking the courtyard.

The one-bed unit also features a substantial separate kitchen with a serving hatch through to the sitting room. The cream Shaker-style units are stylish and there is enough room for a small table and chairs. The double bedroom has three wardrobes along one wall.

The most outstanding feature of the two-bed, 750 sq ft apartment, which starts at £149,950 (€190,436), is the expansive open- plan sittingroom/diningroom/kitchen area which has sliding doors to a balcony as well as a large timber window overlooking the playing fields.

One of the bedrooms is a double, while the other could be used as a small double or a substantial single room. The top-floor, two-bedroom flats have attic storage space.

There is a flight of steps up to the three-bed, 970sq ft duplex which starts at £179,950 (€228,536) and has a spacious kitchen/dining area and an understairs toilet and wash-hand-basin. The livingroom has sliding doors to a paved patio area surrounded by a yellow brick wall.

Upstairs, there are two double bedrooms, the larger of which has an en suite shower room. The third room is a single.

Standard features in all the apartments include Gold Shield electric heating, double-glazed hardwood windows, fitted wardrobes and moulded skirting and architraves. The development will eventually be accessed via an electronic security gate.

Barina is also responsible for Furry Park Court on the Howth Road, Santa Sabina Manor in Sutton and Hamilton Hall in Dunboyne.
