Greystones: from €275,000 Apartments from €275,000 and townhouses from €300,000 launch today in Charlesland Grove, a new scheme in the massive development near the sea in Greystones. Kate McMorrow reports

First-time buyers and young professionals hoping to get a foothold in the Greystones area may be interested in a new launch going on view at Charlesland Grove today.

Selling agent Hooke & MacDonald is opening show units this weekend at the site, which is across the road from The Burnaby, not too far from the seafront and the general buzz of this appealing north Wicklow town.

Affordable houses in the Greystones area are a rare commodity and young people who grew up in the locality bought strongly at earlier phases of the huge Charlesland site.

This is the first foray into the huge Charlesland scheme by Devondale, a company owned by Brian M Durkan & Company which tends to go the extra mile when it comes to finish and the provision of extras.

Prices from €300,000 for two-bedroom and €375,000 for three-bedroom townhouses include kitchen appliances and bedroom, hall, stairs and landing carpeting.

There are also two layouts to choose from. Sizes range from 81 sq m (870 sq ft) for the smaller houses at 112 sq m (1,200 sq ft) for three-bedroom townhouses.

Apartments are also available from plans, with two-bedroom units starting at €275,000.

Exteriors are three-quarters brick with front porches and solid timber window frames.

Inside, some houses are designed with a combined kitchen and breakfastroom to the front and the sittingroom opening to the back garden. Others are arranged the opposite way, with the kitchen/breakfastroom overlooking the back garden.

Gardens are town-sized, with patios, seeded lawns and a garden shed. Small front patches come fully planted and with individual parking driveways. This phase will be ready to move into from December this year.

An annual management charge will be levied for the upkeep of communal areas, the amount still to be decided.
