Two smart new three-bedroom homes have been built on the corner of Vergemount Park and Clonskeagh Road. Bernice Harrison reports.
Last year, a large period house on the Clonskeagh Road at the corner of Vergemount Park was sold and the builder who bought it soon secured planning permission to build two semi-detached three-bedroom houses in its garden.
They're now complete, and the houses, number 19 and 20 Vergemount Park, are for sale by private treaty through Sherry FitzGerald New Homes.
Each has a price tag of €1.55 million but as one of them has a side entrance and a slightly bigger back garden than the other, it's likely that it will ultimately demand a higher price.
The architects clearly took inspiration from the unusual design of the adjacent Vergemount houses and these two new houses are like modern versions of the other semi-d's in the quiet cul-de-sac.
Both houses are identical in layout. They have three double bedrooms and with large eat-in kitchens that open into sun rooms and so are designed for family living.
There's a good square-shaped livingroom at the front that has two windows including a large picture window.
The houses have been finished to a very high standard and include teak flooring, underfloor heating, double-glazed timber windows, wool carpeting and a smart, well planned kitchen and fully fitted utility room.
In the bright open-plan kitchen, the glossy cupboards are topped with an unusual marble worktop and the kitchen comes complete with stainless steel Neff appliances.
The utility room is finished to the same standard. A sun room, with access to the garden, is off the eat-in kitchen, separated from it by sliding doors although these could be removed to make a particularly large room which would have plenty of space for a big dining table and a couple of sofas.
As well as a family bathroom, the main bedroom has an en suite shower room and there is a downstairs toilet.
As is typical of these style houses the hall and landing are spacious and bright and there are two entrances to the front of the house. One of these goes into the utility room, always a family-friendly feature, and the other, the main hall door.
The back gardens have been landscaped and there are electric gates on the front of the house with gravelled-over parking spaces for a couple of cars to the front.
