It's every golfer's dream - a home within putting distance of the fairway on a championship course. For that reason alone, there is bound to be interest in Seafield Golf & Country Club by the sea in Ballymoney, Co Wexford where luxury houses are available for sale.

A showhouse opens for viewing this weekend for 12 four-bedroom detached houses, four of which are built and ready to move into, with the remaining eight due for completion by the end of the year.

Prices range from €465,000 to €495,000 for these luxuriously fitted houses, which offer 149-167 sq m (1,600-1,800 sq ft) of accommodation. The price includes membership of the golf club and one preferential share valued by the management at €20,000. There is an option to buy a second tradeable share at a reduced rate. The annual membership fee is €15,000, with €250 for junior boys up to 18 and free entry to junior girls, as an incentive to play.

Seafield's setting, right on the edge of the sea, is spectacular, with walks through the perimeter woodland, across a stream to the cliffs and a small bathing cove, Dodd's Rocks. Tennis courts, a leisure centre and spa are planned for the future.

About five miles from Gorey and an hour-and-a-half's drive from Dublin, Ballymoney has a reputation as a quiet seaside village which has managed to avoid the mass holiday home development of more crowded resorts along the coast. The prospect of weekend trips from the city will be a strong selling point of the Seafield houses.

Convenience apart, the top specification by Seafield Developers will impress. Custom-designed kitchens have granite worktops and brushed aluminium switches and plug points. Wardrobes are fitted in three bedrooms - cherry in the main suite and white oak Shaker-style in two further bedrooms.
