Co Wicklow: from €330,000:Hooke & MacDonald is launching a new Cosgrave development in Delgany, Co Wicklow, that will attract a wide range of purchasers, from families to downsizers and first-time buyers. Prices are pared to suit a strong buyers' market and finish is excellent.

Eden Wood is a small enclave of 70 houses and apartments, across the road from their previous Eden Gate scheme and conveniently located close to the N11.

Construction started last autumn and everything is ready to go. Landscaping is particularly fine and showhouse viewers will be impressed. The first 20 units are for sale today and over the coming weekend.

Prices start at €330,000 for one-bedroom starter apartments of 47.8-50.1sq m (515-540sq ft). Two-bed apartments of 74-77sq m (795-825sq ft) cost from €395,000.

There are also four types of houses on offer, suitable for families and downsizers. Three-bedroom houses of 102sq m (1,095sq ft) start at €595,000. Four-bedroom end-terrace houses of 138sq m (1,485sq ft) cost from €740,000. Four-bed semis of 174sq m (1,870sq ft) are priced from €845,000. Top-of-the-range at Eden Wood are five-bedroom detached houses with 234sq m (2,515sq ft) of space, priced from €1.395 million.

The site benefits from mature trees and hedgerows which have been preserved. These have been augmented by new shrubs and flower beds in the communal open spaces.

Front gardens come fully landscaped, while private back gardens include a sandstone patio. Apartments have either decked terraces or balconies.

Design is by architects Bernard J Burke & Associates. Exteriors at Eden Wood are brick-faced, with period detailing. Inside, finish is good, with cherry doors and polished teak handrails and balustrades. Smart contemporary kitchens come with granite worktops and tiling. All bedrooms have fitted cherry wardrobes with ivory doors.

Marble and sandstone fireplaces are fitted with gas flame-effect fires and central heating is natural gas. The houses and apartments are also wired for an alarm system, television and telephone.

The development is accessed off the N11, taking the turn-off beyond the Delgany exit, signposted for Greystones and Kilcoole. This is the new Southern Access Road and Eden Wood is on the right hand side of the road, opposite established Eden Gate. The Dart at Greystones is a short drive from the site.

A crèche, offices and shops are opening close to the site and the nearby Jackie Skelly Fitness Centre, which opened last year, has a 25-metre pool, athletics track and baseball field.
