This was undoubtedly a factor when an earlier phase of 38 large detached houses almost sold out when launched early this month. The new phase is expected to attract first and second-time buyers, many of whom may have grown up in the area.

Twenty-two three-bedroom semis start at £200,000 (253,950) and 17 four-bed semis are from £235,000 (298,390). The completion date is mid-2002. Joint selling agents are Ross MacParland and Jackson-Stops.

Delgany Wood is off the road from Delgany to Killincarrig and a couple of minutes' walk from the village centre. This most recent phase is along a newly-constructed spine road, across the valley from the large detached houses.

Developer Ventola, which also built Bellevue Court in Delgany, has designed the houses in cul de sacs and the finish is high specification. Rationel solid-pine French doors are standard and kitchen units are Shaker-style.

Three-bedroom semis from 880 to 945 sq ft and costing from £200,000 (253,950) have a traditional layout. The sittingroom is to the front and connected by double doors to an open-plan kitchen/dining area. Some three-bed houses with a higher price-tag have an extended kitchen. Pine doors open to the garden from the dining end. Upstairs, two of the bedrooms are doubles and one is a single room. The main bedrooms are en suite.

Four-bedroom 1,200 sq ft semis start at £235,000 (298,390). A deep bay window in the sittingroom is an attractive feature of this house-type and double doors to the dining/kitchen area are timber. There are two double and two single bedrooms and the main room is en suite.

Tall protected trees and hedgerows at the Delgany Wood site create a mature look. Showhouses are open for viewing every day, including weekends, from 3 p.m. to 5 p.m.

A total of 200 houses will be in the new development when completed a few years hence. Commuters have the benefit of a feeder bus to the DART close by and easy access through the village to the N11.
