The latest in a string of properties to be offered for sale on Northumberland Road, in Dublin 4, is Bush House, a large Victorian semi-detached house at 33 Northumberland Road, currently run as a guest-house.

For auction through Gunne on May 26th, the two-storey over garden level house, which is in very good decorative order, has a pre-auction guide of £900,000-plus.

For `plus' read several hundred thousand pounds more, however, if recent prices on the road are anything to go by. A similar guest-house at 68 Northumberland Road fetched over £1.5 million after auction through Sherry FitzGerald at the end of March, while Lisney achieved £1.3 million for a private house at 67 Northumberland Road at the beginning of the year.

Near the junction with Haddington Road, Bush House is registered with Bord Failte and has nine bedrooms, eight of them with en suite facilities. There is parking for up to three cars in front of the house, as well as a garage to the side. The 60 ft long rear garden has a cut-stone wall and leads to a garden house with overhead loft.

The main house has just over 4,000 sq. ft of living space, with the entire ground floor given over to bedroom accommodation.

Granite steps lead up to the front door, which opens into a wide hallway with decorative cornice-work. An inner hall leads to the main reception rooms - the drawing room with its dramatic red walls and folding doors opening into the dining room, and a family room which interconnects with the fully-fitted kitchen. A large, handsome conservatory extension over the garage provides a useful extra reception room, which can be used as a summer dining room. It has doors opening onto a small tiled sun terrace. Five of the guest bedrooms are at ground floor level, and all are double bedrooms with built-in Sliderobes and en suite bathrooms.

There are two further bedrooms on the hall floor and first return, with the remaining rooms on the top floor. The best of these is the large main bedroom which spans the full width of the house. It has a fine period fireplace and decorative cornice-work.

The second bedroom at this level also has a period fireplace and an en suite bathroom. There is also a large family bathroom with access to a large attic storage area.

Room rates at Bush House range from about £60 - £70 per night for Bed & Breakfast. While the property is being sold as a going concern, it may also appeal to buyers seeking a large period home close to the city.

Northumberland Road is on several bus routes and is within walking distance of the DART.
