Rathmines: €2.8m: A large period house in Dublin 6 has a comfortable layout and is in walk-in condition, writes Bernice Harrison.

A two-storey over basement house at 5 Seven Oaks, Church Avenue in Rathmines is for auction on February 9th through HOK with an advised minimum value (AMV) of €2.8 million.

A major attraction for buyers looking in the Dublin 6 area will be its size - at 258sq m (2,780sq ft) it could, if new owners require, have five bedrooms. That's thanks to its double return which means there are three good-sized rooms on each level.

The house next door, which was smaller, sold before Christmas for just under €2.5 million.

The Seven Oaks terrace of four houses built in the 1860s were completely refurbished 30 years ago by a builder who also built the apartment block at the back.

This meant that when the current owner bought 20 years ago, the house was in walk-in condition. As their family is now reared, they are now downsizing.

It's a very comfortable home that follows the typical layout of such period houses.

At hall level there are two interconnecting rooms with the expected original features, including marble fireplaces and cornice work.

The room in the return on this level is used as a home office. Upstairs, there are two bedrooms to the front and another bedroom in the return.

The main bedroom has a large en suite shower-room and there's also a large family bathroom and a walk-in hotpress. There are two other guest toilets on other levels.

The family spend most of their time down at basement level.

There is access under the granite entrance steps and it leads into an eat-in country-style kitchen that runs the width of the house.

This opens into a family room so the flow of space for a family is good.

From here, double doors open into the back garden. The room in the return on this level could make a fifth bedroom but it would also be an ideal playroom.

The back garden is south-facing, around 17 metres (56ft) long and is mostly under Indian sandstone.

To the front of this handsome house there is off-street parking for two cars - a big plus in this busy area.
