The second phase of a major new development off Blackglen Road, Sandyford, Dublin 18 goes on the market today with prices ranging from €255,000 for a one-bedroom ground floor apartment to €400,000 for a three-bedroom penthouse.

The apartments are selling off plans through Hooke & McDonald but the site is well established, with a new road leading to a smart marketing suite so buyers should get a good idea what it might be like to live in this very large new development that overlooks the city.

When it is completed, the entire development will have 600 units. It has been divided into separate phases and the first phase, Bracken Hill, is nearly sold out.

The second phase being launched today is called Sandyford View and these apartments are due to be completed from summer 2005.

Sandyford View will be built as a series of two or three parallel tiers set into a natural slope surrounded by extensive landscaping.

Many apartments have large balconies and the living rooms feature floor-to-ceiling glazing to give an additional sense of space in the upper floors, to take advantage of the view. The kitchens are smart looking and come with stainless steel appliances.

The bathrooms are finished with high quality Villeroy and Bosch sanitary ware and chrome detailing. Fitted wardrobes are standard and the balconies have decking.

One bedroom apartments range in size from 41-45 sq m (441-484 sq ft) and from €255,000 to €280,000. Two-bedroom apartments have from 66-82 sq m (710-882 sq ft) and range in price from €315,000 to €440,000.

The three bedroom apartments are very large at between 97-115 sq m (1,044-1,237 sq ft) and their prices range from €355,000 to €400,000.

Sandyford is expanding greatly and the landmark for this development Lamb Doyle's pub. The new Dundrum Town Centre is close by, as is access to the M50; the plans for the site include a village-style shopping centre.

Sandyford View is a Shannon Homes development, the same builders who were responsible for St Gabriels in Cabinteely, Donnybrook Castle and Stillorgan Heath.

Hooke & MacDonald will be selling off the plans from the on site marketing suite from today.
