The Block notes an interesting inclusion in the BidX1 auction to take place on December 13th next. Lot Number 20, located in leafiest Dartry in Dublin 6, is certainly a head-turner among the serried ranks of properties packed into the fast turnaround online auction.

Ellington is a modern Arts and Crafts-inspired five-bed of 227 sq m (2,443 sq ft) scheduled to go under the hammer with a reserve of €1.8million. It’s noteworthy because it was one of five properties on a two-acre site built by Johnny Burns of Manorglen Properties - Burns Construction previously built a number of high profile schemes including Ballsbridge’s Shrewsbury Square - and it came to market in late 2015 seeking €2.5m.

The contemporary designed properties were launched amid much fanfare through joint agents Sherry FitzGerald and DNG because they were the first new builds in years on one of Dublin's most exclusive roads. The prime site was bought by John Burns in 1978 but for nearly four decades it remained a large grassy field beside St Philip's Church.

The other four houses on the site have since sold or gone sale agreed, including Glendore which is believed to have gone sale agreed in recent weeks for around €1.75million. It’s surprising then to see Ellington now appear in the BidX1 auction catalogue because the Block understands that until only recently there were two bidders vying for the property around the €1.9million mark.

Clearly the seller is keen to get Ellington off the books before the end of the year and nothing like the efficiency of the auction model to guarantee that. But for the agents involved it looks like Ellington will be the one that got away this year.
