DUBLIN 18:FROM €320,000: DOORBELLS AND purple carpets form part of the high-spec fit-out at a new apartment scheme in Dublin 18, which developer Dwyer Nolan Homes hopes will tempt first-time buyers out of hibernation, writes Fiona Tyrrell
Inlaid doors, pull-out larders and sexy bathroom suites used to be firmly in the luxury bracket - but now, in these uncertain times, developers are putting high-spec touches into starter-home schemes.
Dwyer Nolan is no exception and has included lots of so-called extras at Elmfield, a scheme of 200 apartments on Ballyogan Road. Prices start at €320,000 for one-bed apartments of around 53sq m (570sq m). Two-bed apartments have 75sq m (807sq ft) of living space and cost from €375,000. Three-bed units with 95sq m (1,022sq ft) are priced from €440,000.
Features include high-gloss kitchens, appliances, fully fitted and stylish bathrooms. Communal areas have smart oak panelling and groovy purple carpeting.
Apartments are wider than average and all have storage rooms, large balconies and good-sized bedrooms. Apartment front doors even have doorbells - rare in new apartment schemes.
Sexy interiors aside, a big selling point at the scheme is its location across the road from the Gallops Luas stop on the Green Line, which is due to open in mid-2010.
Selling agent Sherry FitzGerald New Homes is opening four show units on site today. One underground parking space is included in the price and service charges will range from €1,050 to €1,350.
Elmfield is on a five-acre site off the Ballyogan Road and across the road from The Gallops housing estate.
