Castleknock: €2.2mThe easy living comforts of state-of-the-art sound, visual and domestic technology have been seamlessly combined in bright, roomy interiors dominated by Italian marble in five new, detached houses which go on the market this weekend at Carpenterstown Manor, Carpenterstown Road, just outside Castleknock, Co Dublin.

Sales agent Sherry FitzGerald Lewis Beirne has put a guide of €2.2 million on each of the houses.

These homes are on three levels and, over a floor area of some 279sq m (3,000sq ft), have five bedrooms (two en suite) and three reception rooms.

Builders, DRL Construction & Property Developers Ltd, have brought an Italian design influence to the interiors with shining sweeps of inlaid, creamy coloured Italian marble flooring in the reception hallway, kitchen and very pleasant sunroom. Marble staircases have a long, church-like arched window on the curve of the return and ornate wrought iron bannisters. Underfloor heating eliminates any of the "chilly marble" effect created by the Irish climate.

The architect is N A Carroll and Associates and the interiors were designed by Michelle Neary.

Work began in February 2005 and, concentrating on contemporary expectations, the developers used solid oak on internal doors and flooring, as well as porcelain, polished granite and Villeroy & Boch fittings.

Each house is wired for multi-room audio, has a plasma screen TV in most rooms and a home cinema surround system in the livingroom.

Detached they may be, but the Carpenterstown Manor houses are quite close to one another and rear gardens are on the small side.

The Italian Scavolini designer kitchens are especially bright with windows of solid teak and double glass doors leading to a garden bordered by high conifers. Appliances, mostly by Neff, fit discreetly into the design of things.

The sunroom, reached via double glass doors from the kitchen, is long and restfully cream coloured, with Velux as well as wall windows and double glass doors to the garden.

The livingroom has a deep, box bay window and a clean-lined white limestone fireplace. The floor here, as in the diningroom, is oak covered.

The front-facing, main bedroom has a walk-in dressingroom, an en suite shower and, in a mezzanine at the top of a spiral staircase, a sauna. The lavish bathing facilities in the main bathroom can be enjoyed while watching the wall-mounted plasma TV screen.
