Château de Jouarres, a four-star development of 104 one, two, three and four-bedroom apartments is being launched by Douglas Newman Good at its offices on Leeson Park on Saturday, September 9th. The development is about 30 minutes' from Carcassone Airport, which has daily flights from Dublin.

The scheme is on the Canal du Midi (a Unesco World Heritage site), and Narbonne beach and and the Mediterranean coast are just 35 minutes away by car.

Prices start at €109,000 for 35sq m (377sq ft) one-bedroom apartments, with 65sq m (700sq ft) four-bedroom apartments costing from €212,000.

Units are offered with a nine-year lease (a further nine-year lease is available) giving a guaranteed and index-linked rental income of 4 per cent. This includes two weeks personal use.

Amenities at the scheme include outdoor pools, tennis courts, a restaurant, cinema and wine school.

Meanwhile Savills (0044 2070163740) is hoping to entice Irish investors into the Swiss market with a sale and leaseback scheme in Nendaz, in the Four Valleys ski area of Switzerland. The first 36 units at Residence Pracondu will be fully-furnished and cost from €155,000 for one-bedroom apartments. The scheme offers a guaranteed rental income of four per cent for 15 years. Owners will receive a holiday voucher each year which can be used in their own apartment or in any of management company Transmontagne's other projects across Europe.

Meanwhile, back in France another sale and leaseback development at Vallee d'Aulnes, a 15-minute drive from La Rochelle, is also on offer.

Prices at the recreated medieval village start at €158,000 for one-bedroom apartments and the rental agreement runs for 10 years with a guaranteed rental income for nine years of 4.5 per cent with three weeks usage, according to agent Blue Rock Investment Options (01-6599473).

Also in France is a sale and leaseback scheme in St Germaine en Laye, 20km west of Paris. Prices start at €195,000 for one-bedroom apartments and a rental income of 4.25 per cent over 18 years is guaranteed, according to selling agents Solas Financial (021 4875300).

Oui Can Do (01 211078) is offering investors sale and leaseback opportunities in the heart of Montpellier. L'Orangerie is a 100-unit development located just two-minutes from the Place de la Comedie. Prices start at €120,000 for studios.

The package on offer from Oui Can Do is designed with legal fees included and there is a guaranteed rental return of 4.9 per cent.
