Co Kilkenny: from €275,000Showhouses open tomorrow and over the coming weekend at The Greens, a development of three and four-bedroom houses beside the Mount Juliet estate at Thomastown, Co Kilkenny.

Joint agents Hooke & MacDonald and Walter Walsh are taking bookings for three-bedroom semis of 104sq m (1,120sq ft), priced from €275,000. Also for sale are four-bedroom semi-detached houses of 124sq m (1,340sq ft) priced from €310,000.

Building started in 2005 on this Pierse Homes scheme and 20 houses were bought from plans. The main attraction of The Greens is its proximity to Mount Juliet and the delights of the Kilkenny countryside.

With a train station across the road from the entrance, acquiring a house here for weekend use is viable. Those who bought from plans last year comprised a mix of Dubliners planning golf holidays and locals intending to commute the 10 miles from Kilkenny city.

The development stands between picturesque Thomastown and Mount Juliet, and is within walking distance of shops and restaurants on the fringes of Thomastown. The area is renowned for equestrian pursuits, golf and handcrafts, while Gowran Park racecourse is about eight miles from The Greens.

Architect Feargall Kenny has designed the three and four-bedroom houses along traditional lines, with good use of internal space. The sittingroom overlooks the front and has a limestone open fireplace.

Large kitchen-diningrooms at the rear have stylish oak-look kitchen units and a full range of appliances, including oven, hob, extractor, dishwasher, fridge-freezer and washing machine. Kitchen floors are tiled.

Most houses include en suite showers off the largest bedroom and sleek contemporary wardrobes are fitted. Exteriors are also well finished and good-sized back gardens include decking areas.

Tree planting is being carried out along each road and areas of green space have been marked out for communal use. Houses sold in this phase will be ready to move into by summer, say the selling agents. Developer Pierse Homes has a large portfolio of new homes, with group offices in Dublin, Cork and three major UK cities.
