Greystones: from €279,950Durkan Residential is launching phase two of Charlesland Court, part of an expansive scheme currently under construction on the southern fringe of Greystones, Co Wicklow. Ballymore Homes is also building at Charlesland and the Ballymore show units are being used for this launch.

Selling agents Bohan Property Consultants will be taking bookings on Saturday for 121 units, in a mix of two-bedroom houses, two and three-bedroom apartments and three and four-bedroom duplex units. Prices from €279,950 for the smallest apartments could suit a first-time buyer. Townhouses starting at €299,950 are also likely to sell well.

Phase one at Charlesland Court, consisting of 125 houses and apartments, went on sale last March and has almost completely sold out. The scarcity of new homes in this popular family location has encouraged sales among locals anxious to buy in the area.

There is a good choice in this phase, with 57 good-sized 81 sq m (869 sq ft) two-bed terraced houses priced from €299,950. A couple of 99 sq m (1,001 sq ft) three-bedroom semis cost from €379,500. Fourteen two-bedroom apartments of 70 sq m (752 sq ft) start at €279,950. Four very large 95 sq m (956 sq ft) two-bedroom apartments are from €294,500.

Two three-bedroom apartments of 108 sq m (1,167 sq ft) are priced from €319,950. Also for sale are 14 three-bedroom duplex apartments of 92 sq m (986 sq ft), starting at €322,500. Four four-bedroom duplex apartments of 138 sq m (1,486 sq ft) cost from €374,950.

Two smaller 120 sq m (1,292 sq ft) four-bedroom duplex units cost from €359,950.

There is choice also in the interiors at Charlesland Court, with a selection of kitchen door finishes. Appliances are also standard. Wardrobes come in a choice of cherry, birch or ivory-coloured and buyers can chose between three types of fireplace.

An allowance is provided to tile bath sides and splashbacks in bathrooms and kitchens. All units are painted throughout in a single colour of the buyer's choice.

Two-bedroom townhouses have a private garden to the rear, finished with timber decking and stone chipping and accessed via the kitchen/living area. Three and four-bedroom duplex apartments include a paved terrace to the rear.

Show units are on view on Saturday and Sunday. Completions are expected by the end of 2005.
