One of the finest 19th century houses in Clontarf has come on the market through Sherry Fitz-Gerald with a guide of €4.5m.

Redcourt on Seafield Road East in Clontarf, Dublin 3 was built c 1890 and has belonged to the same family since the early 1940s. Redbrick, with a touch of Gothic style, it sits on 1.65 acres of gardens and orchard. Given that it is probably the last such site available in Clontarf the development potential is obvious.

A large house with exceptionally high ceilings throughout, Redcourt has four bedrooms, three reception rooms, three bathrooms and a kitchen / breakfastroom. In need of modernisation, it has all of its original features intact. Cornices, marble fireplaces, leaded glass window insets, decorative features over internal doors and feature arches all make for a house with a strong sense of its period. It has a floor area of 327 sq m (3,520 sq ft).

The entrance hallway and drawingroom are where Redcourt's particularly Victorian elegance is most evident. The large bay window in the ballroom-style drawingroom overlooks the sweep of front garden and drive and the dappled marble fireplace is set into an ornately arched alcove. The fireplace has high narrow windows to either side; similar windows are a feature elsewhere in the house. Double doors with coloured, leaded glass insets lead to the diningroom.

The spacious hallway, overlooked by the first floor gallery-landing, has further arch detail, both to the rear where the stairs begin and to the side. The floor tiling here is original and ornate, as is the cornice work. There is a guest toilet with wash-hand basin. The small kitchen / breakfastroom is to the rear.

There are separate walk-in pantry and utility areas off the breakfast area while an alcove in the chimney breast could house an Aga. The kitchen has an oven, hob and sink. A rear door leads to a walled-in yard with outdoor toilet and garden shed from where another door leads to the garden, replete with fruit trees.

French windows in the diningroom open onto an old-style patio. The mahogany fireplace in this room has a mirror over the mantel and there are two windows overlooking the rear gardens. A third reception room, to the front off the hallway - used as a bedroom with en suite - has a large corner window and both dado and picture rails. The mahogany fireplace has a tiled inset.

A set of winding stairs lead to a wide landing from which a window leads to a front balcony. The main and second largest bedrooms are over the drawing and dining rooms, which they replicate.

In the main bedroom a wide bay window to the front is similar to the one in the drawingroom while the marble fireplace has a tiled inset. The second bedroom has two windows to the rear and one to the side. The fireplace is of mahogany with tiled inset.

A third bedroom off the main landing has a marble fireplace and cornice work while the family bathroom has a centrally placed bath, toilet, bidet and wash-hand basin. The fourth bedroom, as well as a small bathroom and separate toilet, are off a return.

The surrounding gardens are bordered by high, mature trees as well as bush and plant life. A rose garden to the side promises delights for the summer to come.

Redcourt Oaks, a neighbouring complex of duplexes and apartments, means there is already development in the area.
