SalesResults: It's been another slack week for auction sales, with the majority of properties withdrawn, some of them without attracting a single bid. The poor performance was evident throughout the market, with both expensive homes and mid-range properties suffering from a lack of interest.

In Dublin 6, a large semi-detached redbrick at 20 Palmerston Park was withdrawn from auction, with selling agent Lisney now asking €5.95 million.

However, though the withdrawal trend continues, there are signs that some properties are selling fairly quickly afterwards in private negotiations.

Take Southwood, a large newly refurbished house on Westminster Road in Foxrock. It was withdrawn from auction last week and sold afterwards at €5.6 million. The five-bedroom house had been meticulously renovated and extended by architect Paul Brazil and furnished by interior designer Miriam Peters of Minnie Peters.

Elsewhere in south Dublin, a number of well located family homes were sold after auction, having failed to attract serious bidding in the auction rooms. These include a semi-detached house at 18 Glenvar Park in Blackrock which made around €2.5 million in post auction negotiations through Lisney; 9 Heidelberg, Ardilea, Clonskeagh, a three-bedroom detached house which made around €2.1 million after auction through Sherry FitzGerald; and a detached five-bedroom house at 13 Richlieu Park in Sandymount which made over €2 million after auction through HOK Residential.

However, in Ballsbridge, Gunne was unsuccessful with two well located properties: Kismet at 42 Percy Lane, a three-bedroom mews, was withdrawn and is now seeking €1.125 million; and 44 Pembroke Gardens, a four-bedroom mews which was withdrawn and is now asking €1.55 million. In both cases, the new asking prices are over the original AMVs quoted on the properties.

In north Dublin Lisney secured a strong price of €3.4 million for Carntreena, a refurbished four-bedroom detached house at 28 Carrickbrack Road, Howth.
