IDA Ireland is to sell an additional portfolio of investment properties as part of its continuing policy of disposing of its tenanted property portfolio. The first seven go on the market this week and up to six more will be available towards the end of the year.

The sales follow the disposal of 12 other IDA Ireland properties last year for in excess of £23 million (29.20). They were sold by Jones Lang LaSalle, which has been awarded a competitive tender to sell the latest selection of properties as well.

The seven investments now on the market for sale by private treaty are located in Bray, Tallaght, Clonshaugh, Ballymount, Kilkenny and Waterford. They range in size from a 53,000 sq ft facility on an eight-acre site to a 3,300 sq ft mid-terrace unit.

Guide prices for the seven properties range from £4.2 million (5.3m) to £130,000 (165,000) with yields of between 6 and 10 per cent. They are expected to fetch in the region of £15 million (19 million). None of the occupants is affected by the sales.

"The market was exceptionally strong last year and demand for the IDA properties was so competitive that many went to 'best offer' situations," according to Max Reilly of Jones Lang LaSalle. "The overall market has settled down somewhat this year but we are confident that there will be strong demand for these types of investments especially from private investors."

Most of the IDA Ireland properties sold last year were purchased by private investors, either individually or in consortiums, while one or two of the larger ones were bought by institutions.

Last year's disposals involved properties mainly outside the Dublin area in Galway, Drogheda, Carrickmacross, Youghal, Waterford, Sligo, Moate and Ballymahon. Prices paid ranged between £35 and £65 (44-82.50) per sq ft, depending on the size, age and condition of the property. Yields were between 6.5 per cent and 10 per cent.
