Located in a cul-de-sac off Brewery Road, the 158sq m (1,700sq ft) house is in walk-in condition with solid timber flooring throughout and a sunny aspect to the 60ft back garden. SEALED bids were a common feature during the boom years, when a property would attract interest from a number of different parties and each would be asked to submit a bid in what was effectively a silent auction. There hasn’t been much call for sealed bids in the last two years but according Savills, the practice is beginning to creep back.

Last month the agency put a three-bedroom semi at 35 Balally Drive in Dundrum on the market at €425,000. After three weeks of viewing, the agency had received several offers, according to sales agent Bobby Geraghty. “The owner instructed us to put the property to sealed bids, best and final offers to be submitted in writing,” he said. “We received seven cash offers, and the property has now been sale agreed in excess of the asking price.”
