Rosedale, a new development of apartments and townhouses on the grounds of Rosedale House in Inchicore, Dublin 8, is being launched today by Hooke & McDonald.
Relatively small in size, the scheme, which is accessed via a quiet residential cul-de-sac, Tyrconnell Street, comprises 32 new apartments in two blocks and 10 townhouses.
Rosedale House will be converted into six one-bedroom apartments and the existing gate lodge will be refurbished into a one-bedroom unit. The developers, Danninger Ltd, a division of Zoe Developments, are responsible for a number of other developments in the area including the Tramyard and Tyrconnell Square.
Situated on the banks of the Camac River, the latest scheme has four one-bedroom 500 sq ft apartments from £125,000 (158,720), 26 two-bedroom 650-700 sq ft apartments from £145,000 (184,110) and the two three-bedroom apartments from £180,000 (228,550).
Car parking spaces are £5,000 (6,348) extra. The 1,130 sq ft three-bedroom townhouses are £189,950 (241,186).
The six converted units and the gate lodge will not be released until later in the year.
On completion of the scheme, the office buildings to the rear will be partially masked by a stone wall and the paved courtyard, onto which many of the apartments face, will be landscaped.
Ground floor apartments have own-door entrances while those on the upper three floors are accessed via a corridor system.
The one-bedroom show apartment is a corner unit and is unusual in that it has two balconies off the open plan livingroom /diningroom/galley kitchen area.
There is a large storage area off the hall and fitted wardrobes in the double bedroom.
The two-bedroom units vary in layout. One show apartment has two storage areas off the hall and a livingroom with an aluminium door to a balcony with terracotta-tiled base and glass and steel surround.
A separate kitchen with a hatch through to the livingroom has shaker-style units.
One of the bedrooms is kitted out as a single room and the main bedroom has double fitted wardrobes.
Another two-bed show apartment overlooking the courtyard has a smaller kitchen and a longer narrower hall but has slightly bigger bedrooms and three storage cupboards off the hall.
The three-bedroom house is split over three levels and has an entrance hall with understairs storage and a livingroom with an open pine surround fireplace and a sliding patio door to a rear, private garden. The kitchen/ diningroom has a bay window and a shaker-style kitchen.
A bathroom and two substantial double bedrooms are located on the first floor while the third bedroom is at attic level and has a large velux window and a storage cupboard which could be used as a wardrobe.
