A private investor has paid £2.93 million for a retail and industrial investment, Durrow House, at 23/25 Upper Baggot Street, Dublin 4. Although the initial yield is only 4.7 per cent, it is expected to rise when an outstanding rent review is completed. The building is let to FAS on a single 35-year-lease which has another 20 years to run. The agency occupies 9,414 sq ft of offices and six car-parking spaces. A retail space of 3,198 sq ft at street level and the basement is sub-let to Spar. Palmer McCormack sold the investment on behalf of Canada Life.
