Boat owners and those who return year after year could be interested in The Jolly Mariner, a new marina village selling off plans in Athlone.

Joint selling agents Sherry FitzGerald New Homes and Sherry FitzGerald O'Meara are unveiling a scale model of the development in the Radisson SAS hotel, Athlone, this weekend.

"The Shannon is a major recreational facility for Irish citizens - this development is very special," says Ross McParland of Sherry FitzGerald New Homes. He believes the large south and west- facing apartments will appeal to retired people as permanent homes. They will also attract city people looking for an affordable weekend place.

The Jolly Mariner Marina Village is located close to the town centre, within sight of the bridge and cathedral and eight minutes' walk from the train station.

A total of 30 apartments and townhouses will be on offer at pre-construction prices, out of 123 units in the entire marina project. Completions are scheduled for late 2006. A hundred berths in the marina are also for sale at €35,000 each.

Two-bedroom apartments from 65-90sq m (696-964sq ft) cost from €210,000 to €350,000. Three-bed units measuring 105-122sq m (1,127-1,310sq ft) are priced from €500,000 to €560,000. Three-bedroom townhouses with 94-102sq m (1,013-1,100sq ft) of living space cost from €250,000 to €265,000.

The company behind this new marina village is Lalco Developments, which launched The Old Chocolate Factory in Kilmainham earlier this year. Design is by Simon J Kelly & Partners, who chose a contemporary Scandinavian theme for this waterside project.

Apartments and townhouses will be fitted out to a high specification, with smart kitchens, designer bathrooms and commodious wardrobes. En suites will be included off main bedrooms and most apartments will have balconies or terraces with river views.

Limerick, Galway and Dublin are only a couple of hours' drive from Athlone.

The Jolly Mariner Marina Village will suit regular Shannon sailors, who would appreciate the prospect of a permanent base with mooring along the river.
