A large family home at 24 Ailesbury Road, Ballsbridge, Dublin 4, has been sold in private negotiations for a price believed to be in excess of £4.5 million - easily a record for the road.

The semi-detached house was owned by a retired medical consultant, Donal O'Brien and his wife, Olive, for over two decades. It has a floor area of 3,800 sq ft, including five-bedrooms and four reception rooms. The house next door was sold two years ago for £3.75 million but has since has been demolished and is currently being replaced by a large detached house. John Finnegan of Finnegan Menton acted for the purchaser and Peter Kieran of Lisney advised the vendors.

Elsewhere on Ailesbury Road Pembroke McDonnell is quoting £1.1 million for Riversdale House, St Anns, a detached period house within the St Anns apartment scheme, following its withdrawal from auction.

Nearby, a corner site with planning for three apartments at 3 & 3a Ailesbury Grove was sold after auction for over £1.1 million by Hamilton Osborne King and Hassett & Fitzsimons.

Nearby, 166 Merrion Road, a six-bedroom semi-detached house, fetched £1.5 million through Sherry FitzGerald. A five-bedroom period house at 54 Wellington Road, Ballsbridge, was sold at auction for £1.65 million through Gunne Residential.

At 40 Waterloo Road, a terraced house in eight units was withdrawn at £700,000 and is under negotiation through Hamilton Osborne King.

Also in Ballsbridge, a three-bedroom cottage, 5 Estate Cottages, on Shelbourne Road, was withdrawn at £300,000 by Gunne Residential, now quoting £350,000.

On Raglan Lane, Ayot Mews, an extended and refurbished mews house, was sold at auction for a strong price of £1.56 million through Lisney.

A mews house at 13a Wellington Lane was sold at a Lisney auction for £700,000.

Still in Ballsbridge, 7 Lansdowne Square, a three-bed townhouse, was withdrawn by Sherry FitzGerald, which is quoting £400,000.

In Donnybrook, 11 Greenfield Crescent, a four-bedroom bungalow on 0.33 acres, was withdrawn by Sherry FitzGerald, which is seeking £975,000.

In Sandymount, a three-bed semi-detached house at 57 Wilfield Road fetched £400,000 through Sherry FitzGerald.

A two-bedroom mid-terrace house at 31 Hastings Street, Ringsend, fetched £186,000 through Lisney. A three-bedroom terraced house at 31 Upper Grand Canal Street, Dublin 2, fetched £408,000 through North & Co.

The same agent sold 11 Lower Grand Canal Street, a two-bedroom terraced house, for £203,000.

South Dublin

In Dalkey, Sherry FitzGerald sold Ardan, a modern house on 1.5 acres on Vico Road, after auction yesterday for a price believed to be about £2.5 million. It was withdrawn at £1.9 million.

A five-bed dormer bungalow at 126 Avondale Road, Killiney, was withdrawn by Sherry FitzGerald, now quoting £335,000.

A four-bedroom bungalow at 7 Anglesea Park, Killiney Road, was withdrawn at £440,000 by Daphne L. Kaye & Associates, now quoting £485,000.

Also in Killiney, Stone Cottage, a four-bedroom detached house on Killiney Avenue, was withdrawn by Daphne L. Kaye & Associates, which is seeking £730,000.

In Dalkey, 3 Saval Park Crescent, a five-bed detached house, made £470,000 through Lisney.

Granite Cottage, a two-bedroom cottage on Ulverton Road, Dalkey, was withdrawn by Sherry FitzGerald, which is seeking £300,000.

In Sutton, Dublin 13, a strong price of £1,080,000 was achieved at a Lisney auction yesterday for Southward, a the three-bedroom bungalow with large gardens running down to the beach. It carried a pre-auction guide price of £700,000-plus.

Sherry FitzGerald is quoting £405,000 for Cliff Cottage, a three-bed cottage at Upper Cliff Road, Howth, after it was withdrawn from auction.

In Malahide, a four-bed semidetached house at 8 Castleview Park was withdrawn at £365,000 and sold later for a higher price through Gunne Residential.

In Clontarf, Ashton, at 123 St Lawrence Road, a four-bedroom semi-detached house was sold at auction for £500,000 by Sherry FitzGerald.

A three-bedroom period-style house at 22 Conquer Hill Road, Clontarf, Dublin 3, was sold at a Gunne Residential auction for £254,000.

In Loughshinney, Co Dublin, a 27.5 acres of land at Blackland, was withdrawn and is under negotiation by Ganly Criagie.

In Kilquade, a six-bedroom detached house, Hunters Moon, at the Russian Village, was withdrawn at £2 million by Lisney, which sold it later for just under £2.5 million. The same house was sold two years ago for £1.45 million. A Dutch barn on 50 acres on the Clonmannon estate in Ashford was auctioned in lots by joint agents Ganly Walters and Delahunt. Lot 1: 30 acres was withdrawn at £420,000 and is under negotiation. Lot 2: the barn on 2.5 acres was withdrawn at £320,000 and is under negotiation. Lot 3: 17 acres sold at auction for £220,000.
