Co Kildare: from €270,000 Launching this weekend is the final phase of The Stables in Kill, Co Kildare, a small upmarket scheme of townhouses built in the grounds of the International Equestrian Centre.

Joint agents Alva Gunne Estate Agents and Sherry FitzGerald New Homes will be taking deposits for 17 two, three and four-bedroom houses priced from €270,000. Just two of these 83 sq m (891 sq ft) two-bedroom houses are for sale.

Two four-bedroom houses with 114 sq m (1,230 sq ft) of accommodation cost from €360,000. In the majority are 13 three-bedroom townhouses of 105 sq m (1,130 sq ft), priced from €315,000.

The site is located off Hartwell Road, a short distance from Kill village. Naas and Newbridge lie to the south.

The design of the houses and the landscaping of the grounds complements this development's special location, over the fence from one of the finest equestrian centres in Europe. For anyone with an interest in horses, these houses could be a perfect buy.

Membership of the equestrian centre and a 10 per cent discount off facilities for owners will be an attraction for new residents keen on horse-riding. Others will simply enjoy the atmosphere and buzz of this prestigious centre.

Developer Malcolm Stuart of Durbeyfield has built 50 townhouses in this small estate, all designed to back onto a landscaped central garden and courtyard.

This builder has specialised in the past in upmarket period-style houses in the Dublin area. Exteriors and interiors at The Stables, therefore, show considerable attention to detail.

Scandinavian pine windows are of the tilt-and-turn variety. A central courtyard will be planted with mature shrubs and topiary, with ornate lamp stands throughout the site. Fencing is buffalo timber.

Walls are painted in neutral period colours. Beech kitchen units have polished granite worktops and bathroom ware is top quality.

The guest toilet and main bathroom are fitted with period painted wainscot panelling.

Sittingroom fireplaces are classic sandstone with chrome frame and granite insert, plumbed for a gas fire. All bedrooms have Bob Bushell wardrobes with steel handles.

Houses in this last phase will be ready to move into between now and July this year.

Annual management charges amount to €500 per unit. Viewing at The Stables is over the weekend.
