Dublin 9/from €305,000: The final phase of a north Dublin Section 50 student apartment scheme comes to the market this week.

The last 40 apartments in the Gateway Ballymun Student Accommodation Development on the Ballymun Road, Dublin 9 come with sale and leaseback tax incentive opportunities and are part of the biggest regeneration project in Dublin.

The first phase of 72 units are already sold and fully occupied by third-level students.

They are currently achieving a yield of 4 per cent, according to developers Ely Property Ltd.

Prices for three-bedroom units in this phase, which is now complete, range from €305,000 for 65sq m (694sq ft) units to €330,000 for 69sq m (736sq ft) units.

The units come equipped with free broadband, TV and DVD and are part of a fully-gated development.

There is also a full-time on-site caretaker and 24-hour CCTV at the development.

The Gateway is located 10 minutes' walk from Dublin City University, and about 15 minutes' from Dublin Airport.

All units of the Gateway student village have a 10-year leaseback with Student Accommodation Services Ltd.

Student Accommodation Services Ltd will be responsible for all aspects of the development - letting, rent collection, maintenance and security management.
