Dublin 13: from €250,000 Apartments, duplexes and townhouses go on sale from plans this morning in the last phase at Beaupark, a 600-unit development forming part of a new town on the edges of Baldoyle and Balgriffen in Dublin 13.
Sherry FitzGerald New Homes is taking bookings for 120 one, two and three-bedroom units, in a mix of apartments, duplexes and townhouses.
One and two-bedroom apartments are in the majority, but overall there is a huge choice of sizes, prices and styles. Many will suit a first-time buyer's budget.
Prices start at €250,000 for 34 good-sized one-bed apartments of 48sq m (515sq ft). There are also 64 two-bedroom apartments of 61-76sq m (655-815sq ft) going from €330,000.
Eight two-bedroom duplex units of 86sq m (925sq ft) cost from €470,000. Also available are four three-bed apartments of 85sq m (925sq ft) starting at €410,000.
Two three-bedroom duplexes of 140sq m (1,500sq ft) are priced from €555,000.
The townhouses will be popular and likely to go early. There are just eight three-bedroom townhouses of around 109sq m (1,170sq ft), costing from €420,000.
Beaupark is off Grange Road, close to Baldoyle, Donaghmede and Portmarnock and within easy reach of the coast. The development will be within Capital North, a new planned neighbourhood with the amenities of a town centre, such as a cinema, shops, hotels and gym facilities.
Planning for a new train station was granted last year and should be in operation by 2008, say Sherry FitzGerald New Homes. The 22-hectare Father Collins Park will include 17 playing pitches, children's playgrounds and a running track when revamped.
Builder Killoe is jointly developing this huge site with Menolly Homes. Their planned spec is good, with contemporary kitchens, custom-made wardrobes, wall tiling in kitchens, bathrooms and en suites and painting throughout - a ready-to-go finish similar to Menolly.
Other features include electric central heating, extra-high ceilings and unusual split-level accommodation in the duplex units. Apartments will have at least one balcony, while penthouses will include large terraces with views across the city and bay. Three-storey three-bedroom townhouses will have both south-facing balconies and terraces.
