Co Dublin from €305,000: The Paddocks, in north Adamstown, will be completed in 2007, writes Kate McMorrow.
Phase two at Adamstown - a planned new town taking shape near Lucan in west Dublin - opens for business today through Douglas Newman Good New Homes.
One hundred houses and apartments are on offer at The Paddocks, with completions from early summer 2007 onwards. Adamstown is the first scheme in the Government's Strategic Development Zone (STZ) initiative which was designed to fast-track the supply of starter homes.
The concept is to provide housing in tandem with supporting infrastructure, each phase coming onstream when transport, schools and play areas are in place. Castlethorn Developments sold 500 units in the first week when Adamstown was first launched by Gunne New Homes last February.
Maplewood Developments are responsible for phase two at Adamstown and architects are Fenton Simons & Associates. A waiting list has built up with selling agents Douglas Newman Good and a marketing suite officially opens on the site at noon today. The Paddocks is on a former stud farm site at the northern end of Adamstown, closest to Superquinn shopping centre and the N4. A new primary school opening next year at Tandys Lane Village will be a short walk.
Prices start at €305,000 for two-bedroom apartments of 67sq m- 89sq m (723sq ft-960sq ft). Three-bed apartments of 86.5sq m-140sq m (933sq ft- 1,504sq ft) start at €335,000. Three-bedroom duplexes of 119sq m-122sq m (1,285-1,315sq ft) cost from €369,000.
Houses are likely to prove most popular. Two-bedroom townhouses of 69.5sq m (750sq ft) start at €339,000. Three-bedroom mid and end-terrace townhouses of 79sq m-131sq m (854sq ft-1,410sq ft) cost from €365,000. Four-bedroom semis are priced from €520,000 for 116sq m (1,250sq ft) of living space.
Standard features are plentiful and the interior spec compares well with other new homes schemes around the city. Heating is gas and a designated parking space is part of the package.
High-gloss kitchen units will come in a choice of colours and with brushed chrome handles. Appliances are not included as standard, although buyers who sign contracts within 21 days will be offered a €2,000 voucher for electrical goods. Worktops in semi-detached houses will be black granite.
Internal doors will be of white oak. Rationel timber windows are also part of the spec.
A smart homes technology package will include wiring for a home entertainment system and internet access.
Terraced and semi-detached houses will have seeded back gardens and decking as standard, while apartments and duplexes will have decked balconies.
The train station will be completed by the end of March 2007, with a parking for 300 cars. A creche and a primary school open in 2007.
