A small new development of 24 apartments on Glandore Road, Dublin 9, Drumcondra is now complete and ready for occupation.

Prices at Rosemount start at €385,000 for a one-bedroom apartment with 49sq m (527sq ft) of space while the two-bedroom apartments start at €495,000 and are from 71.5-101.4sq m (770-1091sq ft).

The plus in this development is its location. Just off Griffith Avenue - one of the most attractive roads in the city - it's close to the city centre in a long established, quiet neighbourhood and with decent transport links.

It's also a small block, something that owner-occupiers in particular are keen on as they tend to be easier to manage.

The design of the building is very plain. A four-storey with picture windows and a very modest entrance - although inside is more promising.

There's a four storey, glass-roofed atrium within the scheme complete with attractive landscaped gardens.

The developer is Walls, well-known for its commercial developments which include hotels and prestige corporate headquarters and which established a residential wing in 2003.

The apartments follow a simple, fairly standard layout. The kitchen area is open plan into the living area and in some apartments there is a window in the kitchen - opening out onto the internal atrium. As is now the norm, a window in the bathroom is a standard feature. There is an ensuite in the two-bedroom apartments.

The fit-out is attractive looking and comprehensive as it includes all major appliances in the smart-looking glossy kitchens including a dishwasher and a microwave. There are fitted wardrobes and good tiling in the bathroom.

Rosemount isn't piped for natural gas so heating and cooking are electric.

Each apartment has a decked balcony and there is a communal roof garden.

If this turns out to be as little-used as other communal spaces in newly built apartment blocks it'll be a boon for the owners of the two, two-bedroom apartments up at this level. One of these is already reserved, the other costs €650,000.

Each apartment comes with a single parking space accessed via electric gates.
