ONE OF the big selling points of Tenebo at 144 Dublin Road in Sutton is that when you buy it, you're buying a little bit of the coastline because the house backs onto the beach, a rare luxury in any city.

There's a fantastic open view from the back, particularly from either of the two bedroom balconies or the kitchen windows, looking out over the long garden and the sea over to the Sugarloaf mountain and beyond.

Located at Sutton Cross, the six- bedroom house has another unusual feature: its 60m front garden features an all-weather putting green and a large chipping area complete with floodlights set among mature plants, trees and shrubs. It probably goes without saying that the people who live here are avid golfers.

The house, which stands on three-quarters of an acre, is for sale through Douglas Newman Good for offers in the region of €4.2 million.

It's very much a comfortable family home. When the present owners moved in 18 years ago, they renovated it completely and greatly extended to the side to provide a large kitchen and utility room downstairs and main suite upstairs.

Out front, there was a collection of outhouses which they converted into a single-storey extension with its own front door containing a teenager's den, a large home office, a spacious wine cellar as well as a cloakroom and bathroom. If new owners are looking for a house with a granny flat or workable home office, this could appeal.

In all, Tenebo has 340sq m (3,700sq ft) of living space. It's a three-storey house to the back with a lovely, rambling feel and all six bedrooms are of a good size. The main bedroom is particularly large. It has an en suite and opens into a home-office area and a dressingroom.

Downstairs, off a large hall, is a formal diningroom to the front while the kitchen, fitted with pine units, and a large livingroom are at the back with doors opening out onto a patio. The back garden is south-facing and there's parking for several cars to the front.

The house is also situated back far from the road and is shielded by mature planting in the front garden.
