Fourteen luxury houses with price tags from €1.525 million overlooking Citywest championship golf course near Saggart, Co Dublin, are going on sale this week. There are actually 16 houses in the gated enclave of Saggart Lakes built by HSS Developments but two have already been sold. Prices range from €1.525 million to €1.65 million.

The houses are spacious - 358-373 sq m (3,855-4,013 sq ft) - with a sumptuous finish. Standing on one-third of an acre of landscaped grounds, there are four house types to choose from, all with four to five bedrooms but with different layouts and exterior brick finishes. All overlook the golf course designed by Christy O'Connor Jr.

Colm McEvoy Auctioneers say the two houses already sold were not purchased by golf enthusiasts but by families moving out from the affluent inner Dublin suburbs to get more space for their money.

The fenced front gardens have a vast cobblelocked car-parking bay. One of the showhouses - on the market for around €1.6 million - has an impressively large entrance hall with high ceilings. On one side of the hall, double doors open to the main lounge which has four windows and a white marble fireplace. This room leads to a formal diningroom which in turn has a door to a kitchen/diner with an awesome cherrywood and chrome kitchen and lots of dining space.

A separate utility room is fitted with cream Shaker-style units. The attention to detail extends to the garage which is tiled, has a window and potential for conversion. Underfloor heating runs throughout the downstairs area. The downstairs toilet is generously proportioned; a study/drawingroom to the front has a black marble fireplace.

The first floor landing is so big it is almost a room in itself and the main bedroom is big enough to be divided into a sleeping area and a chillout zone with a sofa and chairs. French doors open to a large stone balcony with views of the golf course and mountains beyond. A walk-in wardrobe is railed and shelved in dark wood and the en suite has a tiled double shower and a skylight; the second bedroom is also very large, again with a double shower en suite and doors to a balcony. The third bedroom has a smaller shower en suite. The main bathroom has plush wall tiling and a Jacuzzi.

On the top floor, the attic is converted into a huge room which in the showhouse is divided into a billiard room and a comfy lounging area with storage units.

Eight of the houses are built and ready for occupation and the remaining eight are expected to be completed by the spring. A management company will look after the gardens and grounds and the fee per householder is €2,000 per annum.

The attraction of these houses, apart from proximity to the golf course, is that it is also beside the Citywest hotel and leisure centre - and may appeal to executives working at the nearby Citywest business campus. Viewing is by appointment only.
