St Lucia from €767,320: The Residences at the Ritz-Carlton in St Lucia in the Caribbean is a luxury scheme of 225 condominiums being developed by Irish-owned Roebuck International and The Ritz-Carlton Hotel Group.

Located on St Lucia, an island known for its diverse terrain, rain forests and beaches, the development is scheduled to open in 2008 and will overlook the Caribbean.

The first phase of the development sold out on its release late last year. The second phase of 75 one-bed condominium units will be launched on July 13th. They range in price depending on size and where they are located in the building.

Property sizes start at 91sq m (990sq ft) and prices range from $980,000 (€767,320) to $1.8 million (€1.4 million). Bohan Properties, based in Harcourt Street in Dublin, will be handling sales.

According to the agents there is no stamp duty on the purchase price and no capital gains tax.

The emphasis is on luxury and all the units have private balconies, large bathrooms, cable TV, a twice daily housekeeping service and 24-hour in-room dining. There will also be a concierge service and an in-room safe, multi-line telephones and computer and fax connections.

Amenities at the resort will include a 1,858sq m (20,000sq ft) spa with a fitness centre and treatment rooms, an infinity pool and tennis courts. There will also be a games room, executive business centre, gift shop, restaurants and a 650sq m (7,000sq ft) conference centre.

Close to the resort are two golf courses spread over 432 acres, the Arnold Palmer signature designed course and the adjacent Christy O'Connor Jr signature links course.

A marina village development that is being planned will have a casino, restaurant and shops.

Roebuck International is a finance and development partnership based in Ireland. Its directors are Neal Sweeney, CEO, Brendan Lynskey, managing director, and Brian F Kennedy, a managing partner and director.

The company has developed and financed properties in Canary Wharf, Costa Blanca in Spain and Monaco, and in Fort Myers and Naples, Florida. They have been involved in a number of projects in St Lucia.
