Dublin 4: €3.5m: Everything about a renovated house in D4, from the plasma screen TV in the bathroom to the marble-topped island in the kitchen, is luxurious, writes Bernice Harrison
34 Upper Leeson Street Houses are rarely renovated with such attention to detail as 34 Upper Leeson Street. The owners have thought of everything, from the basics such as refurbishing the sash windows, to the finer points, including installing a plasma screen TV in the family bathroom.
It's clear from the quality of the work and the sheer luxury throughout that they intended the gracious three-bedroom townhouse to be their family home for the long haul - but a move abroad for job reasons has prompted the sale.
The new owners will be the beneficiaries of the just-completed upscale renovation programme that has seen the period terraced house brought back from an unsympathetic division into flats.
With 253sq m (2,270sq ft) and a 20 metre south-west facing back garden, it is for auction on April 5th by Colliers Jackson-Stops with an AMV of €3.5 million.
The renovation included a double pitched-roof extension at the back to make room for a large and very bright eat-in kitchen.
A double dual-fuel Aga establishes the style of the room, which features custom-built timber units, a large marble-topped island unit and a built-in double fridge.
There are large limestone tiles on the floor and access to the garden is via fully retractable glazed doors. The family room - originally the back reception room, accessed from the hall - is now off the kitchen through a set of antique French doors.
Also on this hall level to the front of the house is a large square-shaped formal diningroom and a guest toilet.
Upstairs, a formal livingroom runs the width of the front of the house, with two windows looking down onto Leeson Street, decorative cornicework and a remote-controlled gas fire in the marble fireplace.
Also on this level is a double bedroom with a good-sized shower en suite. The main bedroom is on the second floor to the front of the house and this is now slightly irregularly-shaped due to the shower en suite.
The third bedroom, a large double, is at the back. The two returns now house a home office area on one level, where cleverly designed wood panels disguise shelving and a desk and up on the other level, the family bathroom.
As with all the bathrooms in the house, this features top of the range designer fittings from Philippe Starck and Kos as well as the TV in the mirror wall at the foot of the bath.
There is a cellar area in the house and all the utilities have been installed down here, including various boilers and the motor for the central vacuuming system.
The back garden has been landscaped and has a sandstone terrace; there is pedestrian rear access. There is off-street parking to the front for three cars.
