There's a mini property boom going on in Foxrock, Dublin 18, where over €150 million worth of property has been been sold since January. Auction sales in the neighbourhood are up by 54 per cent on last year, and over 90 per cent since 2003, according to Property records.

A number of high profile sites on Brighton and Brennanstown roads account for almost €100 million of the sales so far this year, but individual houses with large gardens have seen rapid growth in the last couple of years.

Take Chambery, a detached four-bedroom house on a third of an acre on Gordon Avenue, off Westminster Road. It changed hands last year at €2.43 million and is now back on the market asking €2.9 million through Lisney. The 1920s house has 218sq m (2,350sq ft) of living space and a third of an acre of west-facing back garden. The house is in good decorative order throughout and comes with carpets, curtains and kitchen appliances included.
