Dublin 13 from €475,000:Houses go on sale this weekend at Clongriffin, a scheme by Pennon Homes which is affiliated to Gannon Homes. The developer is also acting as selling agent. Prices are keen, with three-beds starting at €475,000. Four and five-bedroom houses are also on offer, all terraced and with back gardens.
Located off Hole in the Wall Road in Dublin 13, Clongriffin is part of a local authority initiative to provide housing on undeveloped lands between Dublin Bay and the M1. Around 3,500 new homes will be produced in the area by the time construction is complete.
Nine three-bedroom mid-terraced houses of 106sq m (1,147sq ft) are priced from €475,000.
There are three four-bed houses for sale in this phase, priced from €590,000 to €615,000 for 145-148sq m (1,561-1,593sq ft) of living space. Two five-bedroom end-terrace houses of 153sq m (1,647sq ft) cost €650,000. These are two and a half storeys high and have west-facing back gardens.
Three-bedroom mid-terrace houses are also two and a half storeys high and gardens vary in orientation, with the top prices for those facing west.
Architects Conroy Crowe Kelly designed the terraced houses with redbrick frontages and A-line roof windows. Interior specification includes fashionable cream kitchens by Alno with glass splashbacks and a steel extractor fan. Appliances are not included. Bathrooms come tiled and with a towel rail. Wardrobes are also included. Floor tiling is standard in kitchens, bathrooms and utility rooms. Sittingrooms are provided with a contemporary wall-mounted electric fire, while central heating is gas.
Outside, small back gardens are fenced and seeded, with parking bays to the front. A train station is planned within the development in the future. In the meantime, a free shuttle bus service will ferry residents to and from Howth Junction station twice a day. This phase at Clongriffin is completed and ready to move into.
