A large detached modern home set in a wonderful 100-yearold garden is for sale in Co Wicklow.

The house will be auctioned on June 13th, with Druker, Fanning & Partners guiding £600,000 (#761,843).

Oaklea, Rocky Valley Drive, Kilmacanogue, Co Wicklow, was built in 1994 in the grounds of a century-old four-acre woodland garden. The colonial-style house on 1.5-acres has been designed to take full advantage of its sylvan setting. All the main rooms face south, linked to the garden via French windows and verandas.

The original garden was designed in 1912 by a professor of botany then working in Trinity College, Dublin, hence its profusion of rare trees and plants.

The interior design is in sympathy with the natural setting. A palette of creams and neutral shades are used throughout, complemented by natural wooden flooring or plain wool carpets in earthy shades.

Hidden from the road, the house is set in a clearing, approached by a long communal tree-lined avenue. The front door with timber-framed porch leads to a bright hall with maple flooring.

There are three reception rooms - lounge, diningroom, and sunroom. The large lounge is full of light from a large bay window overlooking the front lawn, and from glazed French doors to side patio and side garden.

The smaller diningroom has an adjoining shower room which suggests scope for a guest en suite, granny flat or au pair accommodation. The sunroom which adjoins the kitchen has French doors to the garden and could serve as a home office.

A large kitchen/family room, consists of working kitchen surrounded by two large areas. The kitchen section has a good range of redwood-style units, plus integrated cooker, hob, fridge-freezer and microwave.

It looks out on to a family area with brick fireplace, and on to a window-framed area with room for a dining table. A utility room is nearby, and there is a separate ground-floor WC.

There are three double bedrooms upstairs, all with plenty of light, and comprehensive built-in storage. The main bedroom is en suite, and there is a family bathroom. Central heating is oil-fired.

Out of doors a tarmacadam drive leads to the front and rear of the house providing ample parking. The front garden is set in lawn, fringed by wonderful mature trees. Elsewhere there are paths and trails among the trees, raised flower-beds, rockeries, and a general sense of space and timelessness.
