South Dublin: €1.7m A dormer bungalow on almost half an acre of grounds offers privacy and plenty of space, writes Anne Dempsey
Bay Shore Lane is a quiet enclave with four large redbrick houses set in privacy off Seafield Road, Killiney, Co Dublin. Number 4 Bay Shore Lane - a five-bedroom dormer bungalow with excellent storage space on just under half an acre - will be auctioned on September 21st with Sherry FitzGerald guiding €1.7 million.
Built nine years ago, the 233sq m (2,509sq ft) of accommodation comprises four reception rooms, kitchen, guest bedroom and bathroom on the ground floor, with four bedrooms and two bathrooms upstairs.
Three redbrick steps lead up to the hall door and into a bright rectangular hall. The drawingroom to the left spans the length of the house and overlooks the front and rear garden. A large cast-iron fireplace has a Kilkenny marble surround, patio doors lead to a flagged rear patio and double glazed doors also open on to the family area.
Across the hall is a small diningroom decorated in terracotta. The kitchen/family area makes a good heart for the house. The family room has a fireplace with timber mantel and pretty floral side tiles, and a built-in bookcase in limed oak. Doors open to a hexagonal-shaped conservatory with black/white diamond floor tiles.
The kitchen, floored in a warm peachy tile, is well outfitted in limed oak cupboards. There is a good range of integrated equipment, including ceramic hob with canopy, and an adjoining utility.
The ground floor guest bedroom is good-sized, with a built-in wardrobe, open book shelving, separate mirrored dressing table and deep window seat. The bathroom alongside has a shower and twin basins with matching oval mirrors above.
Each of the four remaining bedrooms has better than average fitted storage, variously offering wardrobes, dressing tables, open shelves, and study desk. The family bathroom with Velux window has deep green floor tiles, white bath and shower, while the en suite bathroom off the main bedroom is extensively tiled, the suite a bright blue.
There is excellent under eaves storage, while a number of walk-in cupboards and small storage rooms on both floors render this an excellent family home. Outside, a double garage is divided in two, becoming a single garage and home office/study den.
The front lawn is bounded by mature trees. A side entrance with wrought iron gate leads to a most attractive rear garden which is bound by an old granite wall and is nicely landscaped. South-west facing and set mainly in lawn, there is a deep flagged patio area and picnic table, mature trees, shrubs, flowers, raised beds and a water feature.
