An office development under way near the entrance to the Phoenix Park at Parkgate Street, Dublin 8, looks like being being fully let before it is completed. Nat West is to rent 20,000 sq ft and negotiations are continuing with Baltimore Technologies for the remaining 60,000 sq ft. The four blocks in the development are located along the city quays, near Heuston Station. If the deal goes ahead, Baltimore Technologies will be paying an average gross rent of £20 a sq ft. The first two blocks in the Parkgate Business Centre are due to be completed this summer, while the balance will be ready for occupation early next year. The 20,000 sq ft to be taken by Nat West will be occupied by its retail information service. The block, for which it is paying a gross rent of £18.50 per sq ft, is due to be fitted out this summer. Nat West's other services are based at George's Dock, in the International Financial Services Centre.
The Parkgate Centre is being developed by Michael Murphy's South Dublin Construction company, which plans to hold the office investment on a long-term basis. The scheme will also include apartments, which will be sold by agents GPK.
