Ringsend: from €450,000The final phase of just 22 apartments in a smart development overlooking the Dodder in Ringsend, Dublin 4 has one-bedroom units starting at €450,000 and two-beds priced from €490,000 through Hooke & MacDonald, writes Orna Mulcahy.

The scheme, called Fitzwilliam Point, was initially sold from plans - the first 85 units selling quickly and mainly to owner-occupiers. Early buyers snapped up the riverfront units which, not only have superb views towards the city, but also have a sunny orientation.

In fact the developer, Michael Blaney of Blaney Partnership, kept one of the front-facing units as his office, and is now a convert to the area which is within walking distance of the city centre, with the village shops just around the corner, and the Dart stops of Barrow Street and Lansdowne Road a few minutes away.

The scheme was designed by O'Mahony Pike Architects, leading apartment architects who can make small spaces look big, airy and smart.

Sadly, all the riverfront units are sold, including superb penthouses that have enormous wraparound balconies and ringside views of the greyhound track.

The scheme is larger than it looks with several blocks to the rear built around landscaped courtyards, and adjoining the new McInerney Bottleworks development in the centre of Irishtown.

The units that are now for sale are in two blocks at the back of the site. All have large balconies that will catch the sun, morning or afternoon. The two buildings range from four to five storeys in height. Most are two-bedroom units but there is a number of one-beds, and a large penthouse unit is also for sale.

These are spacious units with good ceiling heights and plenty of storage space. One-bedroom apartments have around 59sq m (635sq ft) and two-bedroom units measuring 67-78sq m (720- 840sq ft).

The finish is good, with bathrooms fully tiled and fitted with quality sanitaryware. Fitted wardrobes feature in the bedrooms, and there is also ample storage in walk-in cupboards off the hallways. The electrical spec is high with ceilings fitted with numerous downlighters.

The communal areas are spacious and well kept, and the development is well managed by Wyse, with owners paying around €1,700 in service charges for the typical two-bedroom unit.

Underground parking spaces are available at €35,000 each. Fitzwilliam Point is just a short walk across the river from the rapidly developing Grand Canal Dock area with its strikingly designed open plaza and waterfront shops and bars, which is rapidly developing.

This hosts an abundance of amenities such as a five-star hotel (currently under construction), various waterfront bars, Ely HQ, Fresh supermarket, cafés, shops and the soon-to-be-built theatre designed by international architect Daniel Libeskind who will be in Dublin next week to talk about his vision for the area.
