Planning permission is to be sought shortly for a £75 million mixed office and apartment development on the 2.75-acre site at Sir John Rogerson's Quay in Dublin's south docklands.

The first major development expected to get under way on the southside of the docklands lies across the river from the £1.2 billion 51-acre Spencer Dock site. It is also adjacent to the prime 28-acre former Dublin Gas site, for which another major office and residential development is planned.

The Sir John Rogerson's Quay site has extensive river frontage with access to Cardiff Lane. It fronts directly on to the proposed Macken Street bridge, which will link the north and south Quays. The owners of the site, Lissan Estates, has entered into a development agreement with Haytonvale Developments, a consortium led by Paddy Kelly, John Flynn and Alanis Ltd.

Stephen Cassidy of Hamilton Osborne King's Docklands Department acted on behalf of Lissan Estates, and Declan Reilly, of DTZ Sherry FitzGerald, acted on behalf of the developers. The two agents will act jointly to market the development.

It is hoped the first buildings in the Sir John Rogerson's Quay site may be available for occupation by the end of 2000. It may also be designated as a Section 25 Planning area.

A planning application based on a design by Martin Jones, of architects Burke Kennedy Doyle, is expected to be lodged shortly for a mixed use office and residential development on the site, with approximately 250,000 sq ft of offices and up to 100 apartments.

The office accommodation will be located in six-storey blocks fronting directly on to the Liffey. There will be various block sizes available, with rentals likely to achieve upper range levels of £25 per sq ft, producing a likely rent roll of £4 million.

The joint agents expect intense interest, given the demand for quality office accommodation and because of the prominent location overlooking the river and within easy walking distance of both the new Barrow Street and Tara Street DART stations.

The site has been occupied since 1968 by Carroll Transport. It was used in recent years to shoot scenes for the films Michael Collins and The General, and for the TV series The Ambassador.
